7700 Sharon-Mercer Rd, E Lackawannock Twp, PA 16137

Property Description

Prime 8.93-acre development parcel located along the highly visible Route 62 corridor in East Lackawannock Township, Mercer County (Parcel #04-161-003). This corner tract offers frontage on Route 62, Flat Road, and Old Sharon Road, providing excellent exposure and multiple access points. The property has been cleared and is undergoing final grading, creating a shovel-ready opportunity for commercial-edge development, contractor yard, flex space, storage use, or other enterprise applications (subject to township approval). Commercial properties are located directly across the corridor, reinforcing the area’s established enterprise character. Road setbacks include approximately 100 feet from Route 62 and Flat Road and 75 feet from Old Sharon Road. After accounting for setbacks, the parcel offers approximately 5± acres of practical buildable area, allowing flexibility for building placement, parking, stormwater, and future expansion. Two existing billboard easements are located along the Route 62 frontage. The easements are limited in footprint and positioned along the perimeter of the property. Billboards are non-income producing. Seller is in the process of completing final grading to maintain a clear central development footprint. These improvements are intended to preserve primary buildable acreage and provide a clean, development-ready canvas for the next owner. With nearly nine acres of cleared land, strong corridor visibility, and commercial adjacency, this property presents a rare opportunity for developers, contractors, or investors seeking scalable land in a well-traveled Mercer County location.
